Project Brief

This is the fourth project DTL Constructions has engaged our company to undertake. They trusted our judgement about what past clients liked and wanted about previous installations. We were therefore given the ability to design and install a complete home solution that suited the significant size of this house. We designed a system that was comprehensive in terms of control, aesthetics, and functionality. Lighting, audio & video, automation, security, and the moods that the house could evoke were all parts of what made the project rewarding.

 The Marine Drive East home, which is on a 1,789sq m block (created by bulldozing two large luxury homes) with views across the Coomera River, and has 2,000sq m of living and entertaining space. The size of the home is enormous and the plans/photos do not do it justice. This dual level luxury home has all the features fit for a Hollywood movie star or billionaire CEO. Among its features are a 20-car pillarless basement, commercial lift, chef’s kitchen with concealed butler’s pantry, cool room, four ensuited bedrooms, a master bedroom with a sitting room, his and her ensuites and dressing rooms, plus six additional bathrooms, dine-in wine cellar, large pool, fire pit, teppanyaki bar, gym, media room, home office and secure panic room.

To further put this home into perspective and the quality of its design, build and luxury features… it was recently sold in 2021 as the most expensive home in Sanctuary Cove by a huge margin. This record-breaking sale of $17.7 million smashed the previous highest price paid in the elite precinct by $5.7 million! Wow!

Performance Objective

The point of control for the client is through a RTI Automation System. RTI controls all of the lighting, security, audio and video zones throughout this home. There are 12 independently controlled AV zones in the home, with six video zones and six audio only zones. We designed the system so that each zone can operate independently or be grouped together. Control interfaces include Tablet GUI, Phone GUI, or handheld RTI remote controls. Regardless of when or what kind of function is taking place, the client has complete control, as requested.

Despite the house’s location in the elite gated community of Sanctuary Cove, the client feels strongly that security is a top priority, but it must be executed with subtlety. Cameras are installed throughout the property inside and out. Security keypads are largely replaced by panic button switches, an app for phone control, remote access, and wireless keyring remotes. A video IP intercom controls access to the front gate and is available for notifications and control from any internet enabled app. All of these systems are tied into Sanctuary Cove’s 24/7 back-to-base alarm system with on-site patrolling guards.

Technical Details & Calculations for Power Management

Therefore, we settled on a Generac Three Phase (3ɸ) 32A gas powered generator solution. Gas was the preferred method as the street has plumbed underground gas mains which reduced the need for bottled gas, hence it could (in theory) maintain all services electrically for an unlimited duration. An Automatic Transfer Switch (ATS) was installed to automatically switch supply to all sub circuits as required.

No expense was spared for this solution as it was a high priority for the client. For this we approached the solution from a holistic multi layered viewpoint. Due to the sheer volume of current draw and power required to maintain the above services for an extended period of time, we investigated battery or gas solutions. No battery system would come close to maintaining the system for extended periods of time and was simply not financially worth it. Not to mention having a full wall of multiple tesla batteries mounted one after each other did not fit the aesthetics of the property either. In the unlikely event the house was offline for days, and if there was cloud cover, there was a possibility the batteries would drain faster than they could be replenished by the solar panels.

Our client requested back-up and redundancy for this project for multiple reasons and to keep essential systems running at all times. Functionality and services protected are:

– Internet, network & Wi-Fi connectivity

– RTI Processors & Dynalite Gateway

– Monitor house services & security remotely when clients are away

– Refrigeration of food and perishables

– Cellar climate control

– Cool room & wine fridges

– Emergency Lighting

– Smoke Detectors

– Security System

– Basement Sump and Septic Pumps

The AV Racks essential services were connected to an Eaton UPS as an added layer of redundancy and to ensure systems were not momentarily powered off during the ATS changeover. The Security panel and emergency lighting fixtures all had their own battery backups if their circuits lost power.

Power calculations for the UPS were made to ensure the UPS could cover triple the generator changeover time. Our calculations on max load of devices plugged into the UPS = 550W. Specs from the EATON UPS at full load = 1125W = runtime for 5 minutes. The Generator has a changeover time of less than 5 minutes so there is more than enough allowance to protect the devices from going offline. This extra buffer allows for extended periods to cover maintenance and to reduce the complete discharge of the batteries.

The generator supplied power to five 20A fridge circuits which included 12 fridges and a walk-in cool room. The cable runs for these circuits due to the size of the house had to be increased to three times the size (2.5mm2 to 6mm2) of what they normally would need to be. This avoided any voltage drops and current losses over the long-distance cable runs.

The generator had the ability to be monitored over the internet as it was wirelessly connected to the network and has its own app. Features included ability to view generator set:

– Current status

– Exercise/run and total time

– Maintenance information and set scheduled maintenance alerts

– Monthly report with historical activity

– Battery information & diagnostics

Physically cabling this installation was a mammoth task. Thousands of metres were run in power, data, security and speaker cables. Ensuring we had access to all areas required careful planning and all hands-on deck to install. The 20 car pillarless basement had no dropped ceiling so we ran bundle after bundle of conduits in the slab. All major light groups were cabled in ring formations to ensure we had dual paths in case concreters broke any conduits while pouring. This took meticulous planning and execution to deliver.

Rack power management:

A SurgeX power conditioner with remote switching of outlets was a part of our power management proposal. On every site we commission, we use these to not only provide clean power, but also to help clients troubleshoot problems on their own. Cable TV (Foxtel) boxes are notorious for locking up and freezing, with only one way to fix it… Power cycling. In this instance, we have programmed a services interface in the GUI to remotely power cycle Foxtel boxes if symptoms arise.

An AVGear Integrated switched (selectable 5v/12v/24v) power supply was used for Extra Low Voltage (ELV) power requirements. This 12ch device allows selectable output of AC/DC ELV voltage with control over each channel. We love using this as it frees up ports on the 230V PDUs, removes bulky transformers and allows remote switching. Another self-help feature we use for the client is remotely power cycling the HDMI Extenders in case they lock up.
