Lighting Control (Dynalite)
To achieve precise lighting levels and desired ambiance, we collaborated with the client. Recognising the benefits of advanced lighting control, they embraced our vision. We implemented a comprehensive dimming system using Dynalite architecture and control devices. Phase-cut dimming was selected for its compatibility with a wide range of fixtures and its ability to create a warm, inviting environment, fulfilling the desire for spaces conducive to both intimate and larger gatherings. The result is a versatile and sophisticated lighting experience that caters to various needs and preferences.
Shade Control
Automated shade control was implemented using Dynalite shade controllers, providing privacy, energy efficiency, and aesthetic enhancements. Integrated into the Dynalite system, pre-programmed schedules enable temperature and privacy management, offering tailored control over natural light and ventilation.
Control4 Automation System
The Control4 automation system serves as the central hub for all smart home functionalities, offering seamless integration and control of all devices. This unified platform provides customisation, energy efficiency, enhanced security, and simplified management, enhancing the overall smart home experience.
Distributed Audio
A comprehensive distributed audio system, managed by a Episode Audio matrix, delivers high-fidelity sound throughout the home. The matrix accepts inputs from various sources, controlling switching and volume for all outputs. Built in powered amplifiers and speakers deliver the audio to each zone. The matrix’s 16-band equaliser and input gain control ensure balanced audio across all zones. Blustream digital audio over CAT extenders extract audio directly from TVs, feeding it back to the matrix. This centralised system allows for seamless audio zone integration, eliminating delays and enabling independent or synchronised volume control.
Distributed Video
Recognising the shift towards app-based content, the showcase home strategically bypassed traditional distributed video systems, opting instead for high-end smart televisions with integrated apps and powerful processors in each viewing area. This design choice provides potential buyers with independent, maximum-quality viewing experiences while simplifying the overall system and user interface. By eliminating the complexities of a central video matrix, each zone benefits from direct access to streaming services via familiar TV interfaces and leverages the advanced processing for optimal picture quality. This modern approach caters directly to contemporary content consumption habits, offering both superior performance and user-friendly simplicity throughout the residence.
Dedicated Media Room
The dedicated media room offers an immersive cinematic experience, meticulously designed for ultimate entertainment. Anchoring the space is a grand 130-inch screen paired with a high-performance Sony projector, delivering stunning visuals with exceptional clarity and colour accuracy. A powerful 7.1 surround sound system, discreetly integrated via strategically placed in-ceiling speakers, envelops viewers in rich, directional audio, creating a truly captivating sonic landscape. The room features two rows of luxurious seating, with the rear row elevated on a plinth to ensure unobstructed sightlines for all occupants.
Electrical
As part of our turnkey solution, we managed all electrical aspects, ensuring seamless integration and providing the client with a single point of contact. This comprehensive approach ensures control and peace of mind. We designed and implemented a 100A 3-phase electrical solution across the 3-level home. Utilising 35mm XLPE mains cabling, we ensured efficient power distribution from the street to the main switchboard in the
basement services room. More sub-boards on the ground floor and first floor further optimised power distribution, minimising voltage drop and ensuring consistent performance.
In addition to the above we also designed and installed a backup system incorporating a diesel generator to ensure essential services remain on at all times.
HVAC Control
Considering the Gold Coast’s subtropical climate and the substantial scale of the residence, achieving consistent and precise temperature control throughout was a paramount concern. To address this, a sophisticated Cool Master system was strategically implemented as an overlay to the high-performance Daikin HVAC infrastructure. This integration provides stylish and dependable climate management, allowing for nuanced temperature adjustments across various zones within the home. Crucially, the Cool Master system seamlessly interfaces with the central Control4 automation platform, presenting potential buyers with an intuitive and user-friendly interface for effortless climate control via touchscreens, mobile devices, or voice commands. This ensures optimal comfort and energy efficiency can be easily managed, enhancing the overall luxury living experience tailored to the Gold Coast environment.
Network
Achieving reliable Wi-Fi coverage in this residence presented a significant challenge due to its complex design and steel / concrete construction, which inherently obstructs wireless signals. We implemented an Araknis network architecture, chosen for its robust performance and exceptional value.
Leveraging Araknis’s central management through OVRC integration streamlined control, programming, and troubleshooting, offering both powerful functionality and user-friendly operation, whether accessed locally or remotely. To ensure seamless wireless coverage, a comprehensive site survey and scan were conducted, optimising access point placement.
Intercom
The integrated intercom system for this luxury residence elevates the initial point of interaction far beyond the capabilities of a conventional doorbell, establishing a sophisticated layer of security and communication. Strategically positioned Control4 touch panels offer potential buyers crystal-clear, high-definition video verification of visitors before access is granted, significantly enhancing security and providing peace of mind.
This visual confirmation, coupled with two-way audio communication, facilitates convenient and secure interaction with callers. Furthermore, integrated access keypads provide secure keyless entry options for residents and authorised personnel. Leveraging IP connectivity, the system enables seamless remote management and even global control via smartphones or tablets, allowing homeowners to monitor entries, communicate with visitors, and grant access from anywhere in the world, adding an extra layer of convenience and security tailored to the demands of a high-end lifestyle on the Gold Coast.
Security Alarm
This exceptional residence features a robust integrated security system, expertly integrated with the Control4 automation platform and further bolstered by the gated community’s overarching monitoring infrastructure. Strategically placed thermal sensors and passive infrared detectors provide comprehensive motion and heat signature monitoring throughout the property, creating an invisible shield of protection. Discreetly located panic buttons offer immediate emergency alerts, directly notifying both the homeowner and the community’s security personnel. This multi-layered approach combines state-of-the-art intrusion detection with the added security net of the gated community’s vigilance, all accessible and manageable through the intuitive Control4 interface, offering potential buyers unparalleled peace of mind and a truly secure living environment.
Access Control
Keyless entry was added to further enhance the security of the property. To achieve this, we deployed an access control system at three key entrances including a panic room and basement foyer automatic door. This system provides a secure and convenient means of entry for the clients, their family, and approved tradespeople. Unique access codes and customisable schedules were implemented to provide precise control.
Video Surveillance
To provide potential buyers with comprehensive and reliable surveillance, a sophisticated Hikvision CCTV system was implemented throughout the property. This advanced system incorporates ColourVu technology, ensuring the capture of vivid, full-colour imagery around the clock, even in low-light conditions. This 24/7 colour capability provides significantly enhanced detail and clarity in security footage, crucial for accurate identification and incident analysis.
The strategic placement of these high-resolution cameras offers extensive coverage of the property’s perimeter, providing an invaluable layer of security and peace of mind for discerning homeowners.

The technical solution for this showcase home centered on a comprehensive and discreetly integrated smart ecosystem managed by Control4, encompassing Dynalite lighting, multi-zone distributed audio and IP-based video distribution over a robust network, sophisticated HVAC control, and an advanced IP intercom system. Security was paramount, featuring a multi-layered Paradox alarm, keyless access, and high-resolution Hikvision CCTV with ColourVu, integrated with the gated community’s monitoring. A reliable electrical infrastructure with backup power supported all systems. This solution directly addressed the builder’s goals by demonstrating superior quality, innovative design, and specialized integration skills, appealing to the high-end market with seamless convenience, robust security, and premium entertainment, ultimately enhancing the home’s appeal.
